Arizona Law and Your Deposit
Under Arizona law, your landlord has 14 business days after you vacate to return your deposit or send an itemized deduction list. Business days are weekdays only. If they miss that deadline without cause, you may be owed double the withheld amount. A professional clean reduces the chance they find something to deduct.
Normal wear and tear cannot be deducted. That includes minor scuffs, faded paint, or small nail holes. Cleaning costs can only be deducted if the unit is left in poor condition.
